Mortgage Protection Insurance in Georgetown

Losing your income, or losing you, should not have to mean losing the property. We start with your loan balance, your remaining term and the coverage you already carry, then match a policy to the gap that is actually there.

What Mortgage Protection Covers

Mortgage protection insurance is life coverage set up around one debt: your mortgage. If you pass away during the policy term, the benefit goes to the people you name, and they can pay off the loan or keep making payments. Most plans are built on term life, with the length chosen to match the years left on the loan.

The right amount is rarely the original loan figure. Many clients already have group coverage through work, a spouse with an income, or an older policy they forgot to count. We look at all of it before suggesting anything, so you are not paying twice for the same protection or leaving a gap you did not know about.

What We Work Through With You

A look at your actual loan
We read your latest mortgage statement with you: what you still owe, the rate and the payoff date. Those figures set how much protection the loan needs now and how quickly that need shrinks.
An inventory of existing coverage
Employer life insurance, older personal policies and a spouse's coverage all count. Group coverage often ends when you change jobs, so we note what is portable and what is not.
Level or decreasing benefit
A decreasing policy shrinks roughly in step with the loan and usually costs less. A level policy keeps the full amount, which leaves extra for your family as the balance falls. We show both side by side.
Beneficiary set to your family
We generally recommend naming your spouse or family rather than the lender. The money then belongs to them. They can clear the balance, hold on to a favorable interest rate and put the funds toward other bills, or sell and move on.
Optional riders, explained plainly
Some carriers offer disability or critical illness riders that help with payments if you cannot work. We tell you what each one costs and when it is worth having, and when it is not.

When Mortgage Protection Deserves a Closer Look

  • Your loan closed recently

Letters offering coverage tend to arrive within weeks of a closing. They do not come from your lender, and the policy inside may not fit you. A short talk sorts out which, if any, are worth considering.

  • Your paycheck covers most of the payment

When the monthly payment leans on a single earner, losing that income can put the property in jeopardy within a few months. A policy matched to the balance fills that hole.

  • You refinanced or moved up

A new loan amount or a fresh 30-year term means your old coverage may now be too small or end too soon.

  • Your only coverage is through work

Group life is often one or two times salary and stops when the job does. It may not reach the mortgage balance at all.

  • Kids or a partner would stay in the property

If you want the people you love to keep living where they are, the mortgage is the first bill worth protecting.

What Determines Your Premium

A mortgage protection premium depends on two things: you and the loan. Two people with the same balance can get very different rates. We explain how each factor affects you, and you get a quote by phone once we have your details.

Your age and health

Applicants who are younger and healthier pay less. Diabetes or high blood pressure will not rule you out, but they shape the rate class a carrier gives you.

Nicotine use

People who smoke or use other nicotine usually pay quite a bit more. Each carrier sets how long you must be tobacco-free before better rates apply.

Amount and length of coverage

A bigger loan or longer term raises the cost. Setting the term to your real payoff date instead of an automatic 30 years can bring premiums down.

Level or decreasing benefit

A decreasing benefit costs less because what the carrier could owe shrinks over time. A level benefit costs more, and your family gets the full amount however much of the loan is paid off.

Riders and type of underwriting

Riders such as disability or return of premium raise the cost. Simplified-issue policies need no exam but generally cost more than fully underwritten coverage.

From the First Call to an Issued Policy

  1. 1

    It begins with listening

During the call you share what you owe, what you earn, who depends on you and what policies you already hold. Having a recent mortgage statement nearby speeds up the math.

  2. 2

    Finding the actual gap

From those figures we calculate how much coverage is missing and for how many years. Sometimes it is less than you thought, and we tell you.

  3. 3

    Choices in plain language

We set out level and decreasing options, term lengths and any riders, along with the cost of each over the policy's life. You pick, with no pressure to decide on the spot.

  4. 4

    Applying and underwriting

Your age, health history and the amount you apply for determine whether a carrier uses a questionnaire or asks for a short paramedical exam. We tell you which to expect before anything goes in, and we follow the file until the carrier decides.

  5. 5

    Checking the delivered policy

Once the policy is issued, we go over the amount, term, beneficiaries and riders with you line by line. If something differs from your application, we take it up with the carrier.

Common Mortgage Protection Questions

Is this the PMI that came with my loan?

No. PMI protects the lender when payments stop and pays your family nothing. Mortgage protection insurance is life coverage paid to the people you choose.

Would ordinary term life work instead?

That is often our recommendation. A level term policy with your family as beneficiary covers the mortgage and can pay for other needs as well. We compare it with a dedicated mortgage protection plan so you can weigh cost against flexibility.

Does the policy stop if I sell or pay off the loan early?

With most term-based plans, coverage is not linked to the loan. After the mortgage is paid or the property is sold, the policy stays active while you keep paying premiums. You can keep it as general life coverage or cancel it, and we check how your policy handles this before you apply.

Will there be a medical exam?

Sometimes. Some carriers issue smaller amounts on health questions alone, and larger amounts typically need a short exam. You will know which one applies before you start.

Are the offers that arrived in the mail after closing real?

Many are from real insurers, but they are based on public loan records, not your circumstances. The price and terms may or may not fit. Have one handy on the call and we will go through it together.

Find Out What Your Mortgage Really Needs

A short call is enough to look at your loan, count the coverage you already have and see whether a gap remains. Clients from Georgetown to Round Rock start the same way.
